Essential Job Functions:

The incumbent must be able to perform all of the following duties and responsibilities with or without a reasonable accommodation.

Construction Assignment-

  • Supervise/Manage new construction projects mainly in Northern Oregon and Washington (expansion will include additional territory inside and outside the state) for both Corporate (full scope) and Franchise Development (limited oversight).

  • Review construction plans, phasing, and schedules, while monitoring budgets and progress.

  • Establish and track project budgets, construction schedules, and all construction costs.

  • Review feasibility analysis, permitting, design and construction of new stores & special projects.

  • Expedite development timelines by interacting with and providing guidance to outside Architects, Engineers, General Contractors and Governmental Agencies.

  • Review sign exhibits with an emphasis on the company’s best interests verifying Branding & Trademark compliance.

  • Monitors progress and quality of construction by regularly scheduled site visits providing functional expertise and counsel to General Contractors.

  • Leads and/or participates in daily/weekly new store development calls with various team members to include but not limited to; Real Estate – Operations – Design – Construction - Store Planning – Merchandising – Signing

  • Assist in the development of, and read & interpret said documents and instructions from vendors and other team members.

  • Manage remodel oversight that will include repairs, upgrades, equipment installation, parking lot repairs, floor repair & replacement, image enhancements and more.

  • Responsible for the successful completion of construction remodel projects with emphasis on (1) COMMUNICATION with internal support team, subcontractors, and vendors; (2) CUSTOMER SERVICE - developing and maintaining relationships with Dutch Bros construction partners during all stages of construction; (3) ORGANIZATION AND MANAGEMENT OF PROJECTS - review & analyze project drawings and documents, manage costs and profitability, coordinate and manage multiple tasks to ensure successful completion of projects in a team-based environment.

Work Environment:

While most job functions are performed while seated indoors with little or no exposure to hazards, the Project Manager will frequently be required to travel throughout the Western United States. Travel could include overnight stays from one to five nights.  The Project Manager will often visit construction sites and be exposed to the hazards common place therein.

Minimum Qualifications:

  • Bachelor Degree from an accredited institution -degree in Architecture, Engineering, or Construction Management, preferred.

  • Minimum of 5-7 years of progressively responsible knowledge & experience related to project management with focus on QSR restaurants with high volumes. – or a combination of relevant work experience, education, and/or equivalent Military experience.

  • Understanding site evaluation and due diligence (i.e. zoning, title and physical characteristics), as well as Construction “Best Management Practices”

  • Experience with Budget & Milestone/Schedule Development, Management and Tracking

  • Must be available to travel on a regular basis to assigned locations. Overnight travel by plane and car could be up to 50-60% of the time.

Continued Qualifications:

  • Working knowledge of plumbing, mechanical, and electrical.

  • Knowledge of all key architecture, engineering, and construction management principles associated with multi-unit retail/restaurant development.

  • Experience and productive execution in cost estimating and negotiating.

  • Proficient in Word, Excel, Adobe Acrobat, and Project Management software

  • Preferred working knowledge of Lucernix management software. Experience with "online" project management preferred.

  • Must have organizational and communication skills and the ability to interact with personnel at all levels.

  • Must possess a valid Driver’s License and proof of insurance, and have the ability to acquire rental cars, accommodations on other incidental expenses common to out of town travel.

  • Ability to perform work activities requiring cooperation and instruction.

  • Ability to function in a fast-paced environment.

  • Ability to work within the appropriate level of independence.

  • Ability to establish timelines & budgets and to be able to manage against same.

  • Ability to frequently prioritize and re-prioritize activities based on changing needs of the projects and management input.

KEY RESULT AREAS:

  1. Establish and enforce project timeline and ensure project budgets are within bounds.

  2. Communicate frequently with contractors, team members, vendors and Franchisees/Operators on the development of plans, their progress, and timelines while continuing to demonstrate DB's mission and values.

  3. Provide functional expertise and counsel to general contractors and other outside agencies.
